Tenant Protection Plan

Protect the belongings you store with Midwest Indoor Storage

Midwest Indoor Storage requires all tenants to maintain coverage for the belongings stored in their unit.

You can satisfy this requirement in one of two ways:

  • Enroll in the Midwest Indoor Storage Tenant Protection Plan, or
  • Provide proof of coverage through your own homeowners or renters insurance policy that covers belongings stored away from your home.

If you choose to use your own insurance, it is your responsibility to confirm that your policy covers property kept in a self-storage facility and to provide proof of coverage to Midwest Indoor Storage.

The Tenant Protection Plan offers a convenient alternative for tenants who prefer not to rely on their personal homeowners or renters insurance for a storage loss.

Important: The Midwest Indoor Storage Tenant Protection Plan is not insurance. It is an agreement between you and Midwest Indoor Storage that provides limited protection for qualifying losses under the terms of the Protection Plan Addendum.

Why Choose the Tenant Protection Plan?

The Tenant Protection Plan offers several advantages compared with relying on a traditional homeowners or renters insurance policy for your stored belongings.

No Deductible

There is no deductible for a qualifying Tenant Protection Plan claim.

With many homeowners or renters insurance policies, you may be responsible for a deductible before your insurance coverage begins.

Doesn't Create a Claim on Your Personal Insurance Policy

A qualifying Tenant Protection Plan claim is handled through the Protection Plan rather than through your homeowners or renters insurance policy.

That means you are not filing the storage loss as a claim against your personal homeowners or renters insurance policy.

Choose the Protection Level That Fits Your Needs

Select a Protection Plan Limit from $2,000 to $20,000 based on the value of the belongings you plan to store.

Plans start at just $12 per month.

Easy Monthly Billing

Your Protection Plan fee is billed directly with your monthly storage rent. There is no separate insurance company, policy payment or additional bill to manage.

Replacement-Cost Treatment for Many Qualifying Items

For many qualifying total losses, reimbursement is generally based on the cost to replace the lost or damaged item with a substantially similar new item, subject to the terms, exclusions and limits of the Protection Plan.

Certain property, including clothing and household linens, is valued differently as explained in the Protection Plan Addendum.

Choose Your Protection Plan Limit

Choose a protection level that reflects the value of the belongings you plan to store.

Protection Plan LimitMonthly Fee
$2,000$12/month
$3,000$15/month
$5,000$25/month
$7,500$35/month
$10,000$45/month
$15,000$65/month
$20,000$85/month

Your Protection Plan Limit is the maximum amount available for a qualifying loss.

Selecting a $10,000 Protection Plan, for example, does not mean every item or every type of loss is automatically covered up to $10,000. The cause of the loss must qualify, and certain types of property have their own specific limits.

What Does the Tenant Protection Plan Cover?

The Tenant Protection Plan may provide reimbursement for qualifying loss or damage to property stored inside your storage unit, subject to the terms, conditions and limits of your Protection Plan Addendum.

Examples of losses that may qualify include:

Fire

Qualifying loss or damage to belongings caused by fire may be covered under the Protection Plan.

Windstorm

Qualifying loss or damage caused by a windstorm may be covered, subject to the terms and exclusions of the Protection Plan.

Certain Water Damage

Certain water-related losses may qualify when Midwest Indoor Storage is legally responsible for the loss.

For example, damage resulting from a facility condition that Midwest Indoor Storage knew about and negligently failed to address may qualify, depending on the circumstances.

Flood and rising water are specifically excluded.

Theft

A qualifying theft loss may be covered when there is evidence of forcible and violent entry into a securely locked storage space.

A police report is required for a theft claim.

Vandalism and Other Property Damage

Certain vandalism or other damage may qualify when Midwest Indoor Storage is legally responsible for the loss under the terms of the Protection Plan.

Loss Resulting From Midwest Indoor Storage's Negligence

The Protection Plan modifies portions of the Rental Agreement so Midwest Indoor Storage retains limited liability for certain qualifying losses when Midwest Indoor Storage is negligent, breaches a legal duty owed to the tenant, or is otherwise legally responsible for the loss.

The maximum amount payable remains subject to your selected Protection Plan Limit and any special property limits.

What Is Not Covered?

The Tenant Protection Plan does not cover every type of loss.

Important exclusions include:

  • Flood or rising water, including surface water, underground water, storm surge, waves, tidal water or overflow from a body of water
  • Water backing up or overflowing from a sewer, drain or sump
  • Mold, mildew, wet rot or dry rot
  • Earthquake
  • Unknown, unexplained or mysterious causes of loss
  • Damage that occurs while belongings are being loaded or unloaded
  • Property that was outside of the storage unit when the loss occurred
  • Motor vehicles, boats or other property stored outdoors
  • Certain consequential or indirect losses resulting from damage to stored property
  • Theft without evidence of forcible and violent entry into a securely locked storage space
  • Losses related to war, military action, terrorist attack, nuclear reaction, radiation, or certain biological or chemical contamination

The full Protection Plan Addendum contains the complete terms, conditions and exclusions.

Are There Limits on Certain Types of Property?

Yes.

Some types of property have their own reimbursement limits even if you have selected a higher overall Protection Plan Limit.

Type of PropertyMaximum Protection
Jewelry, watches, precious or semi-precious stones and stamps$500 combined
Furs, antiques, works of art, mobile phones, perfumery, wines, cigars, spirits and similar property$15,000 combined
Consumer and commercial electronics$15,000 combined
Loss caused by moths, insects, rodents or vermin$500

These limits apply regardless of whether your overall Protection Plan Limit is higher.

What Property Is Not Protected?

Certain types of property are not protected under the Tenant Protection Plan.

Examples include:

  • Cash or currency
  • Securities
  • Deeds
  • Evidence of debt
  • Bills, money or notes
  • Stolen goods or contraband
  • Livestock
  • Explosives
  • Flammable materials
  • Property prohibited under your Rental Agreement

Tenants should review the full Protection Plan Addendum for complete details before storing unusually valuable property.

How Is a Qualifying Loss Valued?

The way reimbursement is calculated depends on the type and condition of the property.

Repairable Items

When an item can reasonably and economically be repaired, Midwest Indoor Storage may pay the reasonable cost to repair the item.

Total Losses

For many qualifying items considered a total loss, reimbursement is generally based on the cost of replacing the item with a substantially similar new item.

The Protection Plan is intended to replace what was lost or damaged—not provide an upgraded or substantially better item.

Clothing and Household Linens

Clothing and household linens are treated differently. Factors such as the item's:

  • Age
  • Quality
  • Condition
  • Amount of use
  • Current value

may be considered when determining reimbursement.

Documents

For qualifying damage to documents, reimbursement may include reasonable expenses necessary to reprint, reissue or reconstruct those documents.

Pairs and Sets

If one item belonging to a pair or set is damaged or lost, reimbursement applies to the item actually damaged or lost. The undamaged portion of the pair or set is not automatically considered a loss.

Your Overall Protection Plan Limit Still Applies

Regardless of the total value of the property in your unit, Midwest Indoor Storage will not pay more than your selected Protection Plan Limit for a qualifying loss.

Special category limits may further reduce the maximum amount available for certain property.

What Should I Do If I Discover Damage or a Loss?

Contact Midwest Indoor Storage immediately.

Notice of loss or damage must be provided when you discover the damage or when you remove your belongings from the storage unit, whichever happens first.

Do not wait until after your unit has been emptied to report damage that you previously discovered.

For Theft

If you believe your belongings were stolen:

  • Contact Midwest Indoor Storage.
  • Contact law enforcement and obtain a police report.
  • Do not disturb evidence of forced entry unnecessarily.
  • Cooperate with Midwest Indoor Storage and any adjuster reviewing the loss.

For a theft to qualify, there must be evidence of forcible and violent entry into a securely locked storage space.

Keep Your Protection Plan Active

Your monthly Protection Plan fee must be paid on time.

The Protection Plan may not apply to a loss occurring during a month in which the Protection Plan charge has not been timely paid in full.

Midwest Indoor Storage may choose to reinstate participation after all outstanding rent and other charges have been paid.

However, paying the account current later does not provide retroactive protection for a loss that occurred during a period when the Protection Plan was not active.

Can I Cancel the Tenant Protection Plan?

Yes.

You may cancel your participation in the Tenant Protection Plan by providing Midwest Indoor Storage with 10 days' written notice.

Midwest Indoor Storage may cancel participation with 30 days' written notice, subject to the terms of the Protection Plan Addendum.

Remember that Midwest Indoor Storage requires tenants to maintain coverage for their stored belongings. If you discontinue the Tenant Protection Plan, you will need to maintain qualifying coverage through your own homeowners or renters insurance.
